Property Sale Proceeds Planner
Suppose you expect to sell a property for:
Expected Sale Price: 8,000,000
Outstanding Mortgage: 2,500,000
Agent Fees: 160,000
Legal Fees: 40,000
Selling Taxes: 200,000
Pre-Sale Preparation Costs: 75,000
Other Selling Costs: 25,000
First, add the estimated deductions: 2,500,000 + 160,000 + 40,000 + 200,000 + 75,000 + 25,000 = 3,000,000 Then subtract those costs from the expected sale price: 8,000,000 - 3,000,000 = 5,000,000 Estimated Net Sale Proceeds: 5,000,000
This gives you an estimate of how much may remain after the costs you entered are deducted from the sale price. Actual proceeds may differ depending on the final transaction and applicable taxes or fees.
The selling price of a property is not always the amount you actually receive.
Before the sale is completed, you may need to account for an outstanding mortgage, agent fees, legal costs, taxes, repairs and other expenses.
The Prozameen Property Sale Proceeds Planner helps bring those figures together so you can estimate how much may remain after the main selling costs are deducted.

What Are Net Sale Proceeds?
Net sale proceeds are the estimated amount remaining after relevant debts and selling expenses are deducted from the property sale price.
In simple terms:
Net Sale Proceeds = Sale Price - Mortgage Balance - Selling Costs
This can give you a clearer picture of what you may actually receive from a property sale.
What Costs Should You Include?
Expected Sale Price
Enter the amount you expect to receive for the property.
Outstanding Mortgage or Loan
Enter any remaining mortgage or property-related loan that would need to be repaid when the property is sold.
Agent Fees
Include estimated real-estate agent or brokerage fees that you expect to pay.
Legal Fees
Enter expected legal, conveyancing or documentation costs associated with the sale.
Selling Taxes
Include property-sale taxes or other transaction-related taxes where applicable.
Tax rules vary significantly by country and individual circumstances.
Pre-Sale Preparation Costs
Include costs such as minor repairs, painting, cleaning, staging or other work carried out before selling the property.
Other Selling Costs
Use this field for additional sale-related expenses that are not covered elsewhere.
Why Estimate Net Sale Proceeds?
A high selling price does not necessarily mean the same amount will reach you after the transaction.
For example, a property may sell for a strong price but still have a large mortgage balance and significant transaction costs.
Estimating these deductions beforehand can help you understand the financial outcome of the sale more clearly.
Before estimating sale proceeds, use the Property Valuation Guide for Buyers & Investors to understand market value and review the Global Property Price Trends Report 2026 for broader pricing context.
Important Information
The Property Sale Proceeds Planner provides an estimate based only on the figures entered.
Actual proceeds may differ because of final sale price, mortgage settlement amounts, taxes, legal costs, agent commissions and other transaction expenses.
The tool does not automatically calculate local taxes or country-specific selling charges.
